Sustainable Achievements, Design Features and In-Progress Programs

Achievements

Montage Beverly Hills has achieved Gold level Certification under the U.S. Green Building Council’s (USGBC) LEED for New Construction rating system.

This is the first certified ultra-luxury hotel in Southern California for LEED for New Construction, one of just four Gold certified hotels worldwide designated by this third-party benchmarking system designed to encourage the design, the construction and the operations of more sustainable buildings. Montage Beverly Hills is also the first newly constructed mixed-use hotel and residential project to be LEED certified as a single development, denoting it as a high performance building that is a responsible, efficient and healthy place to live and work.

Some of the key features include:

  • Creating energy efficient systems that modeled out as 43% more efficient than a standard mixed-use building.
  • We were able to recycle 83% of the construction waste from the site, limiting the amount of waste sent to landfills.
  • We were able to source 28% of the building materials used on site from within 500 miles of the project.
  • The project itself is located in close proximity to local infrastructure, limiting the need of our guests to have to drive to area attractions.

Design Features

In addition to the LEED specific requirements, other Design features include:

  • Creation of a public garden in the downtown Golden Triangle, totaling over 28,500 square-feet.
  • Utilization of saline chemical treatment for the pool maintenance program.
  • In-room electronic systems providing the guest the latest in technological advances for lighting, temperature and media controls.
  • Use of Otis Gen2 Elevators, reducing energy usage by up to 50% compared to conventional systems.

  • Reduce, Reuse & Recycle– Minimize our impact to the environment by utilizing best management practices and proven technologies that exceed the expectations of our guests
  • Comprehensive Waste Management Policy that address proper disposal and recycling of materials and limits the amount of waste sent to the landfill. This policy will address products such as: recyclable materials, e-waste, light bulbs, batteries, grease and paint.
  • Paper Reduction Program
  • All in-house computers are defaulted to print double sided
  • Regular scheduled reports are e-mailed and printed only when necessary.
  • Paperless on-line access to HR information, benefits, 401K, associate surveys and all applicants who apply to Montage, apply online.
  • Energy Reduction & Monitoring Program
  • Utilizing the latest technology for Measurement & Verification of modeled energy consumption, allowing for better management and identification of energy reduction opportunities
  • Environmentally Preferred Purchasing (EPP) Plan – A procurement policy put in place to give preferential review to products and services that meet benchmark environmental standards. This would include product content, shipping requirements, disposal requirements, and a preference towards locally grown and organic food suppliers.
  • Green Housekeeping Program – Properly addressing training, products used and cleaning procedures for all areas of the hotel.
  • Environmentally Sensitive Landscape Management
  • Integrated Pest Management Program – A preventative maintenance program that limits the amounts of fertilizers and pesticides required onsite; and giving preferential treatment to organic fertilizer options.
  • Irrigation Management – Utilization of “smart controllers” that limit the amount of irrigation applied, based upon ambient conditions.
